Making the decision to sell your home is both daunting and exciting. Once you have decided to sell, there are some simple things to complete prior to showing your home.

These simple tips can potentially help sell your home quicker and for top dollar.

  • Enhance curb appeal

Replace any missing or damaged window screens. Repair any hanging or damaged gutters. Remove leaves and fallen limbs, trim landscaping, weed flower beds, and mow lawn. Clean out pool and sweep and/or pressure wash decks, walkways, sidewalks, and balconies.

  • Basic cleaning

Sweep, mop, and vacuum floors and wipe off counters. Clean showers, tubs, and toilets in bathroom and place subtle air fresheners in bathrooms and living area. Ensure no clothing items or shoes are lying about but are placed in closet or storage spaces.

 

  • Declutter and depersonalize

Remove framed photos from the end tables and bedside tables as well as family keepsakes and mementos from the kitchen and office spaces, including children’s artwork. Remove excess washes and bathroom items from shower space and bathroom counter spaces.   

  • Remove signs of pets

Ensure there is no pet hair or litter boxes within visibility. Also, pets should not be roaming about the premises during showings.
 

  • Provide detailed documentation

Provide copies of past twelve months of utility bills as well as receipts for repairs, updates, or replacement of systems within home. Provide copy of property survey and tax bill. These documents will provide essential information to potential home buyers.
